Scope of work

1. General requirements

  • Safety and compliance: All work will be performed by licensed electricians and in strict compliance with the National Electrical Code (NEC), OSHA standards, and all local and state regulations.

  • Emergency service: A 24/7 emergency response service will be provided for electrical and lighting issues that pose a safety risk or cause business disruption. Response times will be clearly defined in the service agreement.

  • Coordination: The contractor will designate a primary point of contact and schedule all work to minimize interference with the client's business operations.

2. Routine and preventative electrical maintenance

  • Annual electrical inspection: Conduct a comprehensive inspection of the facility's entire electrical system at least once a year.

  • Main electrical panels and switchgear: Inspect for signs of corrosion, loose connections, or heat damage. Ensure proper grounding and verify panel schedules.

  • Circuit breakers and fuses: Test breakers for proper operation and confirm fuses are correctly rated.

  • Wiring and connections: Visually inspect exposed wiring for wear, damage, or degradation. Check all accessible connections for tightness.

  • Outlets and switches: Test all outlets and switches for proper function and safety. Address any loose fittings or non-functioning components.

  • Infrared thermography: Conduct a thermal imaging scan of electrical panels, switchgear, and transformers to detect overheating components, which is a common sign of impending equipment failure.

  • Backup power systems: Test backup generators and Uninterruptible Power Supplies (UPS) to ensure they are fully functional and ready for use during a power outage.

  • Surge protection: Inspect and test surge protection devices (SPDs) for proper operation.

  • Grounding and bonding: Verify that the building's grounding system is fully operational and compliant with codes.

3. Lighting maintenance

  • Interior lighting:

  • Scheduled relamping: Conduct group relamping in high-use areas to prevent random outages and reduce labor costs.

  • Lamp and ballast replacement: Promptly replace any burnt-out bulbs, faulty ballasts, or failed drivers.

  • Fixture cleaning: Routinely clean and dust light fixtures and diffusers to maximize light output.

  • Lighting controls: Test and calibrate lighting control systems, including motion sensors, timers, and dimmers.

  • Exterior and parking lot lighting:

  • Pole lighting: Inspect poles for structural integrity and ensure all fixtures are working correctly.

  • Fixture maintenance: Clean lenses, replace lamps, and perform necessary repairs to wiring and components.

  • Emergency and exit lighting: Test all emergency and exit signs monthly to ensure they function properly.

  • Lighting upgrades and retrofits: Provide expert consultation and services for upgrading to more energy-efficient lighting systems, such as LED retrofits, to reduce energy consumption and costs.

4. Corrective and on-demand maintenance

  • Diagnosis and repair: Respond to client requests for specific electrical issues, diagnosing the root cause and providing efficient repairs.

  • Troubleshooting: Use advanced testing devices to identify and solve electrical problems.

  • Minor repairs: Execute minor electrical repairs such as outlet replacements, fixture adjustments, and circuit modifications.

5. Reporting and documentation

  • Service reports: Provide detailed reports after each service visit, including a description of work performed, materials used, and any findings or recommendations.

  • Asset inventory: Maintain an inventory of all major electrical and lighting assets, including service history.

  • Maintenance logs: Maintain comprehensive maintenance logs for all serviced equipment.
