1. General provisions

2. Exterior porter services

  • Litter and debris removal: Our porters will perform continuous patrols of all outdoor common areas, including entrances, walkways, and seating areas, to pick up and remove all litter and debris by hand.

  • Trash and recycling management: We will regularly monitor and empty all common area trash cans and recycling bins before they overflow. We are also responsible for hauling collected waste to the designated on-site dumpsters.

  • Spill and stain cleanup: We will respond immediately to clean up spills on sidewalks or in common areas to prevent slip-and-fall hazards and maintain cleanliness.

  • Exterior detailing: We will perform regular detailing tasks such as removing cobwebs from building exteriors and cleaning windowsills and entry door glass.

  • Reporting: Porters will serve as an extra set of eyes on the property, reporting any potential hazards or maintenance issues like loose handrails, graffiti, or illegal dumping to management.

3. Parking lot sweeping

  • Blowing services: Our team will use backpack blowers to move dirt and debris from corners, under vehicles, and other tight spots into the main path for the sweeper to collect.

  • Debris disposal: We are responsible for the proper disposal of all collected sweeping debris, in accordance with all environmental regulations.

  • Hazard removal: We will remove any larger, loose debris that can damage vehicles or pose a hazard.

  • Inspections: We will report any visible damage to the parking surface, such as potholes or cracks, so that they can be addressed.
